General Description:

This course will provide the tools with which to evaluate, develop, and implement various strategies and opportunities relating to the acquisition, operation, and disposition of real property.

Learning Objective:

After completing this course the participant will be able to:

  • Define and calculate basis, amount realized, and gain realized.
  • Compute the MACRS depreciation amount for real property assets.
  • Advise clients on the treatment of investment interest.
  • Plan for the passive activity loss limitation.
  • Identify and plan for other loss limitations such as related party transfers.
  • Determine the amount of tax on net investment income.
  • Develop partnership and corporate transactions relating to the contribution, acquisition, operation, and disposition of real property.
  • Apply the installment sale rules and transitional rules.
  • Identify client's status as a dealer in real property and plan for repeated dispositions of real property.
  • Arrange client transactions involving voluntary and involuntary conversions.
  • Identify and address taxpayer concerns arising in leases and sale/leaseback transactions.
  • Describe and execute client reporting requirements in real estate transactions.

Instructors:

Douglas J. Becker is the founder of Becker PC in Denver. He practices primarily in the areas of real estate tax (including real estate joint ventures, land banking, and like-kind exchanges), partnership tax, corporate tax (including mergers and acquisitions), intellectual property tax, and exempt organizations. He earned his J.D. from the University of Colorado and LL.M. in taxation at the Graduate Tax Program. He teaches Partnership Taxation in the Graduate Tax Program and previously taught Taxation of Property Transactions in the Graduate Tax Program and Accounting for Lawyers at the University of Denver Sturm College of Law. He is a CPA (non-practicing) and previously practiced accounting with Touche Ross & Co. (now Deloitte).
