General Description:

Participants will review depreciation rules and the value of accelerating depreciation of certain real estate holdings through cost segregation. The course will outline the history of cost segregation, key court cases, and legal opinions, as well as current issues and legislation. Case studies and interactive modeling will be included. The cost of this 2-hour seminar is $70.

Learning Objective:

After completing this course the participant will be able to:

  • Discuss the development and evolution of cost segregation and its interaction with the investment tax credit and MACRS depreciation.
  • Summarize relevant statutory and case law, including key court cases and current legislation.
  • Explain IRS guidelines, recommendations, and the Cost Segregation Techniques Audit Guide.
  • Explain the cost segregation study process and discuss qualifications of the person to perform the study.
  • Summarize the steps for reviewing a cost segregation study and report.
  • Implement cost segregation.

Instructors:

Brett Hansen, M.B.A., is the vice president of business development for Cost Segregation Authority. Brett's 15-year career in commercial real estate development, investment strategies, and construction enabled a smooth transition into cost segregation services and related tax strategies. He has developed and presented this course to thousands of Colorado CPAs, commercial real estate brokers, and other tax advisors, and has been associated with cost segregation studies nationwide. He earned his undergraduate degree and M.B.A. at Brigham Young University.


Steve Ruf, M.B.A., is the managing partner of Cost Segregation Authority, which specializes exclusively in this niche across the country. He has been teaching cost segregation and related commercial real estate tax benefits for more than 10 years, presenting more than 2,000 times to CPAs, Certified Financial Planners, tax advisors, commercial real estate brokers, agents, and other business groups. He earned his undergraduate degree at Brigham Young University and M.B.A. at the University of Utah.
